Apartment doors

An apartment door faces a cooled corridor rather than the weather, so the argument is rarely about heat. It is about what the building permits: a developer specification the new door has to answer to, a compartmented lobby, a card reader, and a service lift booked for every panel that goes up. We carry that paperwork alongside the making, and we work to whatever hours the management office sets.

    Windows, doors and glazed structures are made at our own factory in the UAE. Manufacturing takes 3–5 weeks from the survey, and the dates are written into the contract.

    The structures we make and the installation our crews carry out are covered by one warranty under one contract. The profile system also carries the manufacturer's warranty — up to 20 years, depending on the system.

  • Service

    Warranty cases are handled by the same crews that did the installation: send the address and photos, and in most cases we can say before the visit whether it is an adjustment, a gasket or a glass unit.

The honest downside

Before you replace an apartment door

An apartment door is the one part of the flat the building still has a say in. The corridor face, the profile and often the colour are set by the management office, so a new door changes a lot on the hallway side and little on the corridor side. A managed tower is the wrong place to expect a statement front door.

Nor will a new leaf cure every complaint. Corridor noise and cooking smells mostly come through the gap under the door and a gasket gone hard, and fresh seals on the existing leaf can do much of that work.

Where the flat opens onto a protected corridor, the door stops being a matter of taste: it has to be a certified fire-rated set, specified as one assembly. On an ordinary corridor, a new apartment door is still the right answer when the leaf is damaged, the frame has moved or the lock no longer meets its keep.

In almost every managed tower, yes. The management office holds a specification for what an apartment door may look like from the corridor and how it must behave in a fire, and they sign drawings before work starts. We prepare that submission as part of the order instead of leaving it with the owner.

Yes. A leaf can be finished differently on each face, so the corridor keeps the shade the building insists on while the hallway inside gets the colour you want. Both faces are coated at the factory, never painted in place.

Most of what people hear arrives past the door rather than through it — the gap under the leaf and a gasket that has gone hard. A continuous perimeter seal plus a drop seal at the bottom changes the experience far more than a heavier leaf.

For a short time, if it is planned well. Panels come up on a booked service-lift run, the old leaf goes back down the same way, and the corridor is kept protected while the frame is out. The hours are set by the management office, and the sequence is planned around them.
