Hotel rooms

In a guest room the corridor can be as much of a problem as the road — a trolley at dawn, a door let go instead of closed, two voices outside at the lift. The entrance door is often the weakest panel in the room, because it was specified for a lock, a closer and a fire certificate rather than for quiet. That makes this a programme problem as much as a technical one: whatever is done to a room has to be planned around checkouts and arrivals.

The honest downside

What door and window work cannot fix in a hotel

Openings deal with the corridor and the road. They do not touch noise that travels through the building itself — the room next door through a thin partition, a connecting door unless it is treated too, plumbing in a shared riser, a fan-coil unit in the ceiling, or music from a lower-floor venue carried through the slab. If complaints come from those, a better entrance door will not end them.

The heavier door also changes daily use. A dense leaf with a firm closer is harder work for a guest with luggage or a housekeeper with a trolley, and drop bars and gaskets on a door used day and night need regular adjustment.

Where the complaint is room-to-room noise through walls or services, that is acoustic building work for a specialist, not a door and window programme. Treating the openings remains the right first step when the corridor, the road or the balcony door is what guests actually hear.

Frequently asked questions

Sometimes, on a road elevation. Often it is the corridor, and the reason is the door. It is a light panel hung with a gap around it and an undercut slot beneath, and that slot faces a hard, reflective corridor where every wheel and every conversation is amplified. Put a hand near the bottom of the door while a trolley passes and you can usually hear the difference between the leaf and the gap. That is why we start there and treat the window afterwards.

The work is planned with that aim. A single room is done first and the result agreed with the duty manager; the rest then follow in a rolling sequence, with components pre-cut to that floor's measurements and staged in a service area, and each room's work timed around its bookings. How long a room is out of use depends on what is being changed, and that is agreed at the survey. The schedule bends around the busy nights rather than the other way round.

Not casually. A fire door is approved as a complete set — leaf, frame, ironmongery, seals and closer together — so cutting a rebate into the leaf or adding parts of our own choosing puts that approval in question, and the hotel is the one holding the paperwork. There are two clean routes. Either the replacement set is procured already certified for both duties, which is what we normally recommend, or we leave the leaf entirely alone and work on the frame joint, the threshold detail and the closer, none of which disturbs the certified assembly. Which route applies is read off the certificate that came with the original set, not guessed.

After the door, before almost everything else, and the balcony door usually before the window itself, because it is bigger, it moves and its seals are what wear first. The other thing we check on that elevation is the fresh air path: a room whose window and balcony door are now genuinely shut still needs supply air, and if it arrives through an unlined penetration in the external wall, the road comes back in with it. That grille is often the last thing anyone thinks of and the first thing a guest hears.
