Self-cleaning glass

The coating is on the outside of the pane and it does two things in turn. Daylight drives a slow reaction in it that breaks organic dirt apart, and the same surface refuses to let water bead: a shower runs across it as one flat sheet and carries the loosened film away instead of drying into spots. In a country with regular rain that adds up to glass you wash far less often. In this one it is a narrower proposition and worth being honest about — it wants water it rarely gets, and most of what lands on a Dubai window is mineral dust, which no photocatalyst can break down.

The honest downside

Where self-cleaning glass is money poorly spent

On an ordinary window you can reach from the room or the balcony, it saves little. The dust still has to be washed off, and a wipe with water and a soft cloth was going to happen anyway; the money buys a coating whose main advantage is on glass nobody can get to.

It also asks for care it does not always get. Plaster, paint and sealant splashed during a fit-out, a scraper used by a cleaning crew at handover, or an abrasive pad on a scaled pane can damage a face that cannot be recoated in place.

For windows within easy reach, the same money does more in a better solar-control coating inside the unit, with the glass washed as usual. Self-cleaning glass earns its place on rooflights, atria and high glazing nobody can safely reach, where rain or a hose actually runs down the pane.

Frequently asked questions

No, and in this country that has to be said first. It changes how dirt behaves rather than abolishing it: organic grime is loosened instead of baking on, and water leaves the pane without spotting. What settles on a Dubai window between showers is largely mineral — sand and fine desert dust — and a photocatalytic coating has no chemistry for that at all. It still gets washed off in the usual way. The gain is that it comes off easily and never builds into a hard film between cleans.

That is the honest catch, and it decides where we recommend it. The rinsing stage needs water actually running down the pane, so the coating does most for you where the rain of the cooler months reaches the glass, where a hose or a facade cleaning rig is used anyway, or where irrigation spray keeps a garden-room window damp. Under a deep overhang, or on glazing sheltered by a balcony above, it sees very little water and does correspondingly little. We would rather point that out at survey than sell a coating into a dry spot.

It leaves the one mark the coating cannot help with. Sprinkler overspray and mains water drying on the pane deposit dissolved minerals, and that is scale, not dirt — nothing in the coating breaks it down, and sheeting water will not lift it once it has dried on. On villas the cure is aiming the irrigation away from the glass in the first place. A pane that is already scaled needs the same treatment as ordinary glass, and that is exactly where an abrasive pad would destroy the coating, so it is worth telling whoever cleans the house.

Yes, and it normally is. The self-cleaning layer is hard-coated onto face one — the outdoor side of the outer pane — which leaves every other face of the unit free. A solar-control or low-E coating sits inside the cavity as it otherwise would, and the inner pane can be laminated for safety. The one thing it cannot be is added later: the coating is made with the glass, so the decision belongs with the unit, not with a maintenance contract signed afterwards.
