Villa glazing

A villa is the one job where a whole elevation can come out at once. There is ground to stand on, a gate wide enough for a lorry and, when a panel is heavy enough to need it, room to set a small crane on the plot — which is why villa openings are the widest we make. Majlis glazing is usually specified apart from the rest of the house: privacy from the street on one side, the garden on the other. The terrace and pool doors take the pane sizes; the rooms behind them take the solar control.

Frequently asked questions

There is no single figure, because the limit is weight rather than width. A panel's weight comes from the glass unit — its thickness, whether it is laminated, how many panes — and that weight has to be carried by the rollers, held by the track and moved by one person. The structural calculation runs before production and decides how the opening is divided: the same width can be two heavy panels or four light ones, and the choice also depends on where the panels park when the door is open.

Usually not. Most villa panels are moved with glass suckers and a trolley, and the crew carries them through the plot on a route agreed at the survey. A crane comes in when a panel is genuinely oversized or when the opening is on an upper floor with no way through the house. Either way the route is planned in advance and the paving, planting and pool edge are protected before anything is lifted.

As its own package. The majlis faces the street and takes guests, so the street side is glazed for privacy and for noise — a heavier unit, often fixed panes with a separate entrance door rather than large sliding leaves. The garden side of the same room can then be opened right up. Treating it as one specification with the rest of the house is what makes majlis glazing look wrong.

Yes, with a drained sill instead of an ordinary threshold: the track sits in a channel that collects water and blown sand and takes it away, so nothing dams up against the door. It has to be set out with the tiling levels, which means deciding it before the terrace is laid rather than after. On an existing terrace we check the falls at the survey and say honestly whether it can be done without lifting the paving.
