Apartments and penthouses

In a tower nothing starts until the building says yes. The owners' association wants a method statement, a risk assessment and a named crew before the first panel is carried through the lobby, and the service lift is booked by the hour like everything else in the building. Panel size is limited by what fits that lift — anything longer is craned onto a balcony or split into more sashes while the drawing is still on the screen. And the wind figure used in the calculation on the fortieth floor is not the one used on the second.

    Windows, doors and glazed structures are made at our own factory in the UAE. Manufacturing takes 3–5 weeks from the survey, and the dates are written into the contract.

    The structures we make and the installation our crews carry out are covered by one warranty under one contract. The profile system also carries the manufacturer's warranty — up to 20 years, depending on the system.

  • Service

    Warranty cases are handled by the same crews that did the installation: send the address and photos, and in most cases we can say before the visit whether it is an adjustment, a gasket or a glass unit.

The pack is fairly standard across towers here: a no-objection certificate for the works, a method statement with a risk assessment, our trade licence, the names and identity documents of the crew coming upstairs, the booked lift slot, and the hours in which drilling and cutting are allowed. Some associations also hold a refundable deposit against damage to common areas. We assemble all of it while the drawing is being approved, so nobody is turned back at the lobby on the day.

The service lift is measured before the panel is drawn — its car dimensions and its load limit are as much a design constraint as the opening itself. What does not fit is either split into more panels while the drawing can still be changed, or craned onto the balcony where the building allows a lift over the facade. Glass is moved with suckers and a trolley, never carried by hand through a corridor.

One opening is worked at a time and never left open overnight. Temporary edge protection goes up before the old unit comes out, the crew works from inside the room on harnesses anchored to the structure, and everything that could be caught by the wind is tethered. If the wind picks up beyond the limit in the method statement, that opening is closed and the stage waits — which is why the programme allows for it.

In scale and exposure, yes. The glazing runs taller, roof terrace doors come into the package, and the wind pressure at that level usually pushes the specification towards thicker units and more frequent mullions — which in turn changes how the panels are lifted. Penthouses are also more likely to have their own roof access, so occasionally a crane can reach an opening the service lift cannot.
