A hotel cannot empty itself for a window contract, so the job is cut into phases — a wing, a floor, a stack of rooms at a time — with the corridor sealed off and the rest of the building let as usual. In the rooms the brief is almost always sound: a bedroom facing a main road or a pool bar needs a laminated unit and a frame that seals the whole way round, because a good pane in a leaky frame changes nothing. Restaurants ask the opposite question — the largest possible pane with the fewest mullions, and a terrace that glazes up for the cooler season. Both go in around service hours.

Frequently asked questions

Yes — the contract is written around occupancy rather than the other way round. One stack or one corridor of rooms is taken out of service at a time, the corridor is hoarded and the crew uses the service lift and the back-of-house route only, so a guest never meets the works. Noisy stages sit inside the quiet-hours window the operations team sets. Each room is finished, cleaned and handed back for sale before the next one opens up.

Three things, and the glass is only one. The unit needs mass and asymmetry — a laminated pane with an acoustic interlayer, and panes of unequal thickness so they do not resonate together. The frame has to seal continuously around the whole perimeter, and the gap between frame and structure has to be properly filled. Then there is the path everyone forgets: the ventilation grille or the through-wall air conditioning sleeve, which will undo the best window on the floor.

That is what most terrace enclosures here are for. Sliding or folding panels stack to one side so the terrace opens up completely, and the tracks are drained and brushed so blown sand does not jam them — this climate is harder on the bottom track than on anything else. Two things are settled first: the wind exposure, which decides the panel size and the fixings, and the mall or building rules on how far an enclosure may extend.

Usually yes, and on a phased refurbishment it has to be, because old and new stand side by side on the same elevation for months. We match the finish to the existing coating and, more importantly, match the sightlines — the visible frame width and the position of the transom — since a different division is what the eye actually catches from the street. Where the original system is no longer made, we mock up the closest profile and agree it before production.
