Windows in Dubai Sports City

Sports City still has open ground on its doorstep — playing fields, sand plots and roads carrying site traffic — and the fine grit that lifts off it is what most calls here are really about. Dust does not attack aluminium; it attacks the parts that move and the holes that drain. It settles in a sliding track until the rollers grind, it fills the small slots along the bottom of a frame until water has nowhere to go, and it beds into a gasket until the sash is pressing on sand rather than on rubber. All three are decisions made at the drawing stage long before they become cleaning problems.

Frequently asked questions

Usually not the door — the track. Grit works its way under the rollers, the rollers stop rolling and start dragging, and the flat spots that follow are what you feel in your shoulder. Caught early it is a clean-out and a set of rollers, with the frame untouched. Left for a couple of years the wheels cut into the track itself, and once the running surface is worn through there is nothing left to run on and the door has to be replaced. The survey tells the two apart in a minute: we lift the leaf and look at the track, not at the handle.

Through the seal, and it is a mechanical failure rather than a mystery. A gasket works by being squashed; once fine sand has bedded into its face and the rubber has hardened in the heat, the sash closes onto a rigid strip instead of a springy one, and the gap that opens up is more than enough for dust. The second route is the drainage — slots at the bottom of the frame that are meant to let water out will happily let air, and what it carries, back in when they are half full of sand and the wind is behind them.

No, and anyone offering one is selling a coating that will disappoint you. Sand does not care what is on the pane; what varies is how easily the pane is cleaned and how often you have to. That is why the useful decisions here are about access and drainage — an outward pane that can be reached from inside the room, a track without hidden corners, drainage you can clear with a brush rather than with a service call. Those are chosen on the drawing, and they are the difference between a window that stays good and one that is merely new.

A mesh does hold dust, and it does cut the airflow through an open window a little — both are true and neither is a reason to go without one here. What matters is whether the screen can be taken out and washed. A screen running in its own track lifts out in seconds and goes back clean; one that has been surface-fixed to the frame after the event has to be unscrewed, which in practice means it never gets cleaned at all. We draw screens into the frame from the start for exactly that reason.
