In JLT the facade is sealed and there is nowhere to stand a scaffold, so a job is planned around two questions: how the crew gets in, and how large a piece of glass can get up there. The service lift is the real constraint — a pane that will not go into the lift car has to be divided, and that belongs at the drawing stage rather than on the delivery morning. The clusters also put offices and flats in the same tower, so the hours you are allowed to make noise in depend on who is on the floor below you. And the towers face each other across a short gap, which brings the neighbour's glass, and the sun coming back off it, into the specification.

    Windows, doors and glazed structures are made at our own factory in the UAE. Manufacturing takes 3–5 weeks from the survey, and the dates are written into the contract.

Frequently asked questions

The honest limit is the goods lift, not the factory. A unit can be fabricated to whatever the drawing calls for, but it still has to go into the lift car, turn the corner of the lobby and pass your entrance door, and the tightest of those three is the answer. We measure the lift and the route before the drawing is signed and divide the glazing there if we have to, so an extra mullion is a designed line on the elevation rather than an apology on delivery day.

Whenever the tower allows noise, which in a mixed cluster is rarely the hours you would pick. Office floors are usually done in the evening or across a weekend so the desks below are empty; residential floors want the opposite, because nobody wants a grinder over their bedroom late at night. We agree the sequence with building management before the frames are delivered — a crew standing in the lobby waiting for permission costs you a day of the programme.

It changes what reaches you, although nothing turns a mirrored neighbour into shade. Sun bouncing off a glass facade arrives at a low angle and at times of day the open sky never delivers, so a room can be uncomfortable even when it does not face the sun directly. A solar-control coating is then chosen for that reflected load rather than for the compass direction alone, which is why we record what stands opposite the window during the survey.

No, but the room being worked on has to be clear enough for the crew to reach the opening and stand safely, so furniture moves to the middle and gets sheeted. One opening is completed and sealed at a time, and the space is usable again before the crew leaves. Nothing is stored in the corridor overnight either — the tower would object, and the fire route matters more than our convenience.
