In Deira the survey is the job. These buildings have been standing, altered and re-rendered for decades, so an opening is rarely square, the reveal is rarely the depth you would expect, and the frame that has to come out was often built into the wall rather than fitted into it. Take one out carelessly and you are into plaster, sometimes into the edge of the lintel, and half an hour of work becomes a wall to rebuild. The second problem is room to move: a street that never empties, no yard to unload into and a shop trading under the window, so material comes in by hand, in the hour we are given.

Frequently asked questions
Usually, and that is what the survey is establishing. A new frame is made to the opening we measure, so an out-of-square hole is handled in the manufacture and in the packing rather than by attacking the wall. The answers that change are structural: a lintel that has moved, a reveal that crumbles when it is touched, or an earlier alteration where the opening was widened and never properly supported. We would rather find those with a probe at the survey than with a hammer on the day, and if one turns up you will hear about it before you sign anything.
In pieces. Frames of this age were often set before the plaster went on and then rendered over, so there is no clean joint to lever against — pulling one out takes the reveal with it. The old frame is cut through at the corners, the sections are collapsed inwards and lifted away, and the fixings left in the masonry are cut back flush. It is slower than levering and it is the difference between rendering a neat line at the end of the day and rebuilding an edge that no longer exists.
It is a constraint we plan for, not a reason to refuse the job. Frames are made to sizes that can be carried by hand up the stairs or into a small lift, delivery is booked for the quiet hour on your street rather than for whenever the lorry is free, and the material goes straight up rather than being stacked on the pavement where the shops below need it. Old frames and glass leave the same way, on the same trip, so nothing waits downstairs for a second visit.
Dust, almost entirely. In flats of this age it is rarely coming through the glass — it arrives through the gap between the frame and the wall, where decades of render, movement and patching have left a route straight through. A new frame properly sealed to a made-good reveal closes it, and that alone changes how often the floor needs sweeping. Noise improves with the same work but does not disappear: the street is still there, and a heavier glass unit takes the edge off the sharp end of it rather than removing the traffic.
