Windows on Bluewaters

Bluewaters is small, recent and reached over a bridge, and each of those shapes the work. Because the buildings are new we are almost never rescuing failed frames; the job is a change of specification — a better glazing unit, an opening sash where the developer left fixed glass, a partition inside the flat. Because the stock is new the openings repeat exactly up the stack, so an owner with more than one apartment is measured once and quoted for all of them. The tight part is logistics: everything crosses the bridge, goes into a loading bay and up a service lift in a slot the building hands out, so the route is settled before the drawing is finished.

Because a developer specifies for a whole tower and you live in one flat. The unit that suits a shaded bedroom on the corridor side is the same unit fitted to a west-facing living room with an unbroken wall of glass, and by late afternoon the difference is obvious both in the room and on the air conditioning. Changing the glass build-up, adding an opening sash where there was only fixed glass, or dividing a room with a glazed partition are upgrades rather than repairs — nothing has failed.

Over the bridge and into the building's loading bay, in a slot the management books for us. That is the part of the programme with the least slack, so it is settled early: what size of vehicle the bay accepts, the hours goods movements are allowed, which lift is the service lift, and how packaging and the old units leave again. We build the drawing around that route instead of discovering it on delivery day.

That is the easiest case here. In a recent building the stack repeats floor to floor, so one careful survey establishes the sizes and the junction details, and the second flat becomes a repeat order rather than a fresh project. The saving is not only in the frames: it is one approval file, one delivery slot and one mobilisation of the crew.

Not unless you want it to and the building agrees. Most work here is arranged so the external face stays exactly as built — frame colour, glass appearance, the line of the balcony — while the change happens on the inside: the room-side finish, the opening type, the hardware, the glass build-up. Anything that would read from outside goes to the management as part of the approval before it is drawn.
