Coastal villa in Ras Al Khaimah with aluminium sliding doors, sea on one side and mountains behind

Windows in Ras Al Khaimah

Ras Al Khaimah has the sea on one side and bare mountain on the other, and the two ask for different things from the same window. Within sight of the water it is the finish that decides how a frame looks years later — salt-laden air works on the coating and the fixings long before it touches the glass. Inland and up on the slopes the pressure comes from wind and sand instead, plus a wider swing between night and day. A large share of the property here is holiday homes and resort stock, so installation is booked around the season rather than around a tenant.

Why choose aluminium windows?

  • Aluminium window profile cross-section with three EPDM seal contours highlighted in red

    Durable EPDM seals

Three contours of EPDM seals keep the glass off the aluminium and close the gap between sash and frame, so dust, humid salt air and wind-driven rain stay outside.

  • Aluminium window profile cross-section with a foamed thermal insert highlighted

    Foamed thermal inserts

Foamed inserts fill the profile chambers and stop air circulating inside them, so less outside heat and street noise passes through the frame into the cooled room.

  • Aluminium window profile cross-section with polyamide thermal breaks highlighted

    Polyamide thermal breaks

Glass-filled polyamide thermal breaks up to 40 mm wide keep the outer and inner shells apart, so the frame holds its shape and its insulation through a UAE summer.

  • Aluminium window profile with an energy-efficient double glazing unit highlighted

    Energy-efficient double glazing

Double glazing up to 60 mm thick puts a sealed gap of still air or gas between the hot street and the cooled room, so less heat crosses the glass into the room.

Frequently asked questions

Not the aluminium itself — it forms its own oxide layer and stays. What fails is everything attached to it. Salt settles in the joints and under the coating and lifts it from the edges, and the steel parts go first: screws, hinge pins, roller axles, the small fixings nobody sees. That is why a seafront specification is a package rather than one item — anodising or a marine-grade coat, stainless hardware, and a frame that drains so nothing sits wet in the chamber.

Anodising is part of the metal rather than a layer on top of it, so there is no film to lift — the trade-off is a limited palette of metallic shades. A marine-grade powder coat gives the full colour range and lets the frames match a gate, a pergola or an existing elevation. Both are used on the coast; the choice is usually about how the house is meant to look, not about which one survives.

Yes, and on holiday homes it is normal. Access is arranged with the community or the property manager, a named keyholder lets the crew in, progress photographs go over at the end of each day, and the handover is written up with the openings numbered so it can be checked later. Snagging stays open until the owner has seen the house in person.

The point of a view is that the glass should disappear, so a heavily tinted or mirrored unit defeats the purpose. Solar control is put where the sun is — usually the west and south elevations — while the seaward or mountain side keeps a clearer unit. Large panes are set as fixed lights with smaller opening sashes beside them, which keeps the sightlines thin and the hardware working.
