Windows in Fujairah

Fujairah faces the Gulf of Oman with the Hajar mountains standing directly behind it, and the air on this coast is heavy with moisture rather than merely salty. Run a bedroom at full air conditioning behind an old one-piece aluminium frame and by morning there is water sitting on the inside of the metal. The rain of the cooler months comes off the sea sideways and down the wadis in short heavy bursts, so where the frame sends that water matters more than which glass is in it. Partly, and it is fixable. Warm, wet coastal air meets metal that the air conditioning has chilled and gives up its moisture there — an old single-piece aluminium profile is one continuous cold bridge from outside to in, so the condensation lands on the frame before it lands anywhere else. A thermally broken profile puts a polyamide bar between the outer and inner halves, and the inner face then sits close to room temperature and stays dry; a warm-edge spacer does the same job around the edge of the glass unit. The remainder is ventilation — a room that is sealed and never aired will find a cold surface somewhere.

It changes the frame rather than the glass. Rain on this coast arrives with wind behind it and comes down off the slopes in short heavy bursts, so the real question is what happens to the water that gets past the outer seal — every aluminium window lets some in. The chambers are drained and vented so the pressure equalises and the water is carried back out at the sill instead of standing against the seal. That is a detail on the drawing, and it is the first thing a cheap frame leaves out.

The moving parts, not the frame. Gaskets held compressed in one position take a set, drainage slots silt up with dust blown off the mountains, and roller and hinge mechanisms dry out — so a house opened after a long summer feels stiff and draughty when nothing is actually broken. That is an adjustment and a clean rather than a repair, and it is worth booking before the season starts instead of in the middle of it.

It changes how a day is organised, not the lead time. Everything for a stage is loaded and driven across in one run rather than trickled over in van loads, and the crew stays on site until that stage is finished instead of driving back each evening. The survey still happens within 48 hours, and manufacturing is the same three to five weeks from the signed drawing as it is anywhere else in the country.
