Panoramic balcony glazing

On a balcony, a panoramic view has to get past two things that are already standing there: the parapet at the edge of the slab and whatever barrier sits on it. Glass in front of a view is easy. Glass that does not lay a capping, a rail and a bottom frame across the horizon is a set-out problem, and it turns on two decisions. The first is where the transoms fall, because a rail at hand height is invisible to somebody standing at the glass and runs straight through the view of somebody in a chair — and a balcony is a place people sit. The second is which element takes which load, because resisting a person leaning and resisting wind are separate jobs that should not quietly be handed to the same piece of aluminium.

The honest downside

What a panoramic balcony costs in daily life

More glass on the balcony line means more sun inside it. With nothing solid below the rail, a west- or south-facing balcony takes the afternoon sun across the whole floor, and if it opens into the living room the air conditioning pays for that view every day of the summer.

Large panes that do not open are also hard to keep clean, and on a high floor their outer face may only be reachable from the building's cradle. Replacing one needs the same route and the same approvals as installing it did.

If you want a balcony you can open, clean from inside and use as a sheltered outdoor space, a standard sliding balcony system is simpler to live with. Panoramic glazing is worth it where the view is the point and the elevation is not facing the full afternoon sun.

Frequently asked questions

Because it was drawn for somebody standing at the glass. A horizontal member at a comfortable hand height is barely noticed on your feet, and it sits almost exactly on the horizon once you drop into a low outdoor chair — which is what a balcony is furnished with. The cure is to draw the section with the furniture in it and then move the transom deliberately above or below that line, or to remove it altogether by making the lower part a single laminated pane doing barrier duty. It costs nothing at the drawing stage and is hard to put right afterwards.

Only when it has been engineered and anchored to do it. A barrier resists somebody pushing or falling against it, which is a horizontal load applied along a line at body height; an enclosure resists wind pressure spread over a pane. Different load, different fixings, different glass — laminated, so a cracked pane stays standing rather than leaving an open edge. Where the enclosure is asked to do both, it is designed for both from the start and taken into the slab. The failure worth naming is a frame that quietly took over the barrier's job while sitting on a parapet coping.

There are three positions and each buys something different. On top of the parapet gives the most glass, but the fixing lands in the least dependable part of the balcony. Set back behind the existing balustrade, nothing structural changes and the approval is simpler, at the price of looking through two lines instead of one. Taken right down to the slab and replacing the barrier altogether, the view is clean and the job is the largest of the three, and it is the one most likely to need the building's agreement. We draw all three before recommending one.

Yes, and it is an easy step to skip. Many balcony parapets here are a blockwork upstand with render on it and a coping laid over the top, built to look right and to throw water off — not to hold anything back. Once you stand an enclosure on it, wind load and, sometimes, barrier load arrive in that upstand. So we open it up and look at how it is actually built and what it is tied to, and wherever it will not take the load we go past it and fix into the slab.
